Utilizing a tried and true design/build methodology, we proudly brought our clients’ visions to life on projects across industry types coast to coast in 2020. From a processing facility with state-of-the-art automated technology for the nation’s largest pizza chain to project-saving value engineering solutions for a senior living facility, ARCO took on even the most complex projects, providing clients with cost-saving solutions and the very best customer experience. DOMINO’S PIZZA
59,870 SF Cold Storage & Processing Facility | Katy, Texas
If you’ve ever tried Domino’s handmade pan pizza, you know why we are so thrilled to partner with them as they continue to build their supply chain in Katy, Texas and deliver even more buttery crust to homes nationwide. Once complete, this 59,870 SF processing facility for developer, National Property Holdings, will feature automated technology, including ingredient batching, mixing and portioning, weight adjustment, tray stacking and spiral coolers, which will produce 20,000 trays of pizza dough per day.
SHELBOURNE HEALTHCARE
198,000 SF, 5-Story Independent Senior Living Facility | Cary, North Carolina
Before ARCO got involved, Shelbourne Healthcare nearly cancelled this 198,000 SF, 5-Story Independent Senior Living project due to an unworkable proforma from a 37% pricing increase from design development to construction documents with the original contractor. The ARCO Living Group team brought the project back to life by engaging a new architect and structural engineer to redesign the building to the owner and operator’s needs, reducing the budget by over $8.5M. We look forward to the successful completion of this project in 2021!

As e-commerce continued to grow at a staggering rate in 2020, the demand for logistics real estate followed suit. As retailers sought opportunities to add regional and last mile distribution facilities into their supply chains, they faced stiff competition for premium locations. Online retailers led the way in the fight for last mile delivery space as they rapidly expanded their infrastructure in order to meet consumers’ next-day delivery expectations. With 13 projects under construction in 2020 and more beginning in 2021, we are proud to partner with this confidential e-commerce client as they continue to grow their business. SCANNELL PROPERTIES | FIVE BELOW
858,000 SF Distribution Facility | Phoenix, Arizona
In 2020, ARCO began construction on this 850,000 SF distribution facility to add to specialty retailer Five Below’s growing business. Despite challenging times, Five Below has pushed ahead with their ambitious expansion plans in 2020, opening 110 new stores as they seek to double their store base to over 2,500 locations. ARCO is proud to partner with Five Below to grow their distribution network and support their impressive retail expansions across the U.S.
WEST COAST COLD STORAGE
125,000 SF Cold Storage Facility | Jurupa Valley, California
ARCO is thrilled to partner with West Coast Cold Storage on this 125,000 SF cold storage facility in Jurupa Valley, California. In addition to expanding their food-grade warehousing and refrigerated 3PL offerings, the state-of-the-art project will offer customized solutions with easy access to all of Southern California. With our newest affiliate office located in Southern California, ARCO looks forward to servicing clients across industry types throughout the region.
COASTAL BEVERAGE COMPANY
174,000 SF Beverage Distributorship | Wilmington, North Carolina
The ARCO Beverage Group team brought beach vibes to Wilmington, North Carolina in 2020 with this new 174,000 SF distributorship for Coastal Beverage Company. Exterior details like a neutral white paint scheme with oceanic blue accents, shiplap formliner façade, and sunshades over the windows bring a coastal state of mind to this one-of-a-kind facility. We are proud to have partnered with the Coastal Beverage team on this exciting project and are thrilled to add them to our list of Raving Fans!
BLUESCOPE PROPERTIES GROUP | COCA-COLA | GOYA FOODS
290,000 SF & 332,000 SF Cold Storage Facilities | Apopka, Florida
The ARCO team proudly partnered with repeat client BlueScope Properties Group to add two facilities to the Mid-Florida Logistics Park in Apopka, Florida. The class A industrial business park occupies 40 acres and is home to a 290,000 SF H3 distribution facility for Coca-Cola and a 332,000 SF foodservice distribution facility for Goya Foods. ARCO’s partnership with BlueScope Properties spans 6 projects and more than 1.5 million square feet of industrial space.
BELLAVANCE BEVERAGE COMPANY
145,707 SF Beverage Distributorship | Londonderry, New Hampshire
ARCO Beverage Group partnered with Bellavance Beverage Company in 2020 on this 145,707 beverage distributorship and office in Londonderry, New Hampshire. The facility features New Hampshire’s largest rooftop solar array. The 1.6 megawatt solar system will generate 1.3 million kilowatt hours of clean energy, which is more than enough to cover the building’s energy needs. We are proud to be a part of this record-setting project!
EMPIRE BAKERY COMMISSARY
30,100 SF Food Processing & Distribution Facility Expansion | Rocky Mount, Virginia
ARCO added some “sweet” processing space at Empire Bakery Commissary in Rocky Mount, Virginia. The 7,500 SF processing area was part of a 30,100 SF expansion and renovation completed by ARCO that also included a new freezer, cold dock, conditioned warehouse, and office. We are thrilled to provide Empire Bakery’s sweet team with a facility that will help them send even more delicious desserts into the world in 2021 and beyond!
TRADEPOINT ATLANTIC | VOLKSWAGEN
115-Acre Multimodal Logistics Center | Baltimore, Maryland
ARCO completed this massive multimodal logistics center for repeat client TradePoint Atlantic and end-user Volkswagen in Baltimore, Maryland in 2020. The project included 78,720 SF and 87,570 SF vehicle processing facilities, as well as extensive paving on the 115-acre site. The logistics center is estimated to handle 120,000 vehicles per year and result in approximately 100 new full-time jobs. This marks the 11th project ARCO has partnered with TradePoint Atlantic to complete on the 150-acre brownfield site in Baltimore, Maryland. 120,450 SF Pharmaceutical Distribution Facility | Visalia, California
In 2020, ARCO completed a 120,450 SF build-to-suit hazardous storage facility in Visalia, California for repeat developer client, Scannell Properties. The facility is home to MilliporeSigma – one of the world’s leaders in the research and development of pharmaceutical products and genetic editing. The pharmaceutical facility features six hazardous storage spaces spanning three separate classifications for storing a range of temperature-sensitive products.
GEORGIA FURNITURE MART
165,000 SF Furniture Distribution Facility | Tucker, Georgia
ARCO added Georgia Furniture Mart to our growing list of Raving Fans in 2020. From efficiently navigating a complicated approval process during preconstruction to implementing proactive solutions when faced with atypical amounts of rainfall during construction, the ARCO team worked hard to keep the 164,542 SF distribution facility project on track from concept to completion. NORTHBRIDGE
143,640 SF Distribution Facility | Littleton, Massachusetts
The ARCO New England team completed this 143,640 SF distribution facility for NorthBridge in late 2020. The 10-acre development included extensive site work such as demolition of an existing office building, soil nailing and retaining walls, and wetland protection measures. ARCO and NorthBridge are currently partnering to renovate the speculative warehouse for end-user Amazon. We look forward to continuing to partner together in 2021 and beyond!
DHL | ELIZABETH CREEK GATEWAY INDUSTRIAL PARK
702,000 SF & 403,000 SF Distribution Facilities | Fort Worth, Texas
In 2020, ARCO began adding two new facilities to the Elizabeth Creek Gateway Industrial Park in Ft. Worth, Texas for repeat client, DHL. Construction of the 702,000 SF and 403,000 SF speculative warehouses is occurring simultaneously with completion expected in Spring 2021. The 100-acre industrial park is already home to two facilities completed by ARCO for DHL in 2019.
CARUSO SELF STORAGE
125,050 SF, 5-Story Self Storage Facility | Revere, Massachusetts
When the ARCO New England team took on this 125,050 SF, 5-story self storage facility in Revere, Massachusetts, construction had been underway for five months. After reviewing the drawings and identifying significant errors and omissions, ARCO provided value-engineering solutions that resulted in a more efficient design and cost savings of more than $325,000 for the owner. REYES HOLDINGS | HARBOR DISTRIBUTING
355,590 SF Beverage Distribution Facility Renovation | Santa Fe Springs, California
When location is key, distributors are choosing to upgrade existing facilities to repeat the benefits of their prime location. In 2020, ARCO Beverage Group completed this 355,590 SF beverage distributorship renovation for Harbor Distributing – Reyes Holdings Beer Division’s West Coast corporate headquarters. Upgrades included a 27,884 SF draught cooler, 272,260 SF warehouse, and 25,000 SF main office renovation, giving the Harbor team a fresh, more functional space with all the benefits of its current location. INTERCHANGE COLD STORAGE
201,100 SF Cold Storage Facility Expansion | Mount Crawford, Virginia
Construction continued throughout 2020 on the third phase of a multi-phase, food-grade facility for third party logistics provider, InterChange Cold Storage, adding 201,100 SF of space to the 118,000 SF existing facility previously completed by ARCO. A first of its kind in the area, the facility is at the forefront of one of the latest trends in foodservice, as consumer trends have caused the demand for refrigerated space to rise. As demand grows and more investors begin to target cold storage assets, more developments like InterChange that offer flexible cold storage capacity are predicted to arise with industry experienced contractors like ARCO leading the way. 113,150 SF Distribution Facility | Sanford, Florida
ARCO completed this 113,150 SF distribution for repeat developer client BlueScope Properties Group and end-user Marine Fasteners, America’s leading supplier of marine, solar, and industrial fasteners. Located on a 9-acre site in Sanford, Florida, the build-to-suit facility features an 88,150 SF warehouse and a 25,000 SF office designed for future expansion. 600,000+ SF Foodservice Distribution Facility Expansions & Renovations | Multiple Locations
ARCO proudly partnered with Performance Food Group on five projects totaling more than 600,000 SF in 2020. The projects included expansions and renovations to existing PFG facilities across the country, each including freezer/cooler space, cold dock additions, and dry storage spaces. We look forward to continuing our long-standing partnership with PFG in 2021!

249,366 Square Feet Distribution Facility | Lenexa, Kansas
This 250,000 SF distribution facility for Block Real Estate Services completed in 2020 marked our fourth project within the growing Lenexa Logistics Centre. With 1.6 million square feet completed and two Capstone Award winning facilities since 2016 and two additional facilities totaling 880,000 SF under construction, we are proud to bring best-in-class facilities to the greater Kansas City area!
