19 PROJECTS UNDER CONSTRUCTION IN 2019

Utilizing a tried and true design/build methodology, we proudly brought our clients’ visions to life on projects across industry types coast to coast in 2019. From a million square feet distribution facility on the site of a former steel mill to working through record-breaking snow and rainfall, ARCO took on even the most complex projects, providing clients with cost-saving, value-engineered solutions and the very best customer experience. We attribute this year of superbly built facilities to the expertise of our staff, our ability to fully comprehend project scope and a steadfast dedication to safety, quality, value and schedule.

Below are just 19 of the projects ARCO worked on in 2019. From manufacturing and food grade facilities to state-of-the-art senior living and everything in-between, ARCO is proud to have worked on these projects for our Raving Fans!

The restoration of a turn-of-the-century boutique hotel

THE BREAKERS HOTEL

14-stories and 185 Rooms | Long Beach, California

In 2019, ARCO Living Group began the restoration of The Breakers Hotel – a 14-story turn of the century boutique hotel in downtown Long Beach.

Originally designed by Walken and Eisen, the building opened in 1926 as a luxury oceanfront resort and most recently functioned as a 233-unit congregate care facility. Now, ARCO is partnering with Long Beach based investment firm Pacific 6 to restore the historic landmark to a AAA, four-diamond boutique hotel. Once completed, the hotel will feature 185 luxury guest rooms and suites, as well as several food and beverage areas including a 4,000 SF historic sky room bar and restaurant.

Located at 210 E. Ocean Boulevard, the historic landmark ranks among the oldest buildings in Long Beach.

SCANNELL PROPERTIES | COCA-COLA BOTTLING COMPANY OF NORTHERN NEW ENGLAND

200,275 square feet | S. Windsor, Connecticut

The ARCO New England team completed this 200,274 SF beverage distribution facility for repeat client Scannell Properties and end-user Coca-Cola Bottling of Northern New England in 2019! Located on a former cornfield in S. Windsor, Connecticut, the 25-acre site – chosen for its centralized location and easy access to interstates – presented a unique set of challenges, resulting in inefficient initial pavement, site utility and storm sewer designs. During the preconstruction phase, the ARCO team offered value-engineered solutions, decreasing overall project cost while providing the most efficient layout and cost-effective solution for the owner.

HUNT ADVANTAGE GROUP, LLC

A founding distributor of Hunt Brothers® Pizza across 20 states

54,867 square feet | Paris, Kentucky

ARCO completed this 54,864 SF cold storage facility and office for Hunt Advantage Group, a founding distributor of Hunt Brothers® Pizza across 20 states, in 2019! The warehouse features insulated metal panel construction, a -10°F freezer and a 36°F cold dock. The 22,000 SF office space features unique finishes, state-of-the-art A/V equipment and will serve as the company’s corporate headquarters.

TRADEPOINT ATLANTIC | FLOOR & DECOR

1,500,400 square feet | Sparrows Point, Maryland

As the former site of the once largest iron producer in the world, the 3,100 acres of brownfield land in Sparrows Point, Maryland are full of complex conditions. Our partnership with TradePoint Atlantic has given ARCO the opportunity to do what we do best, address challenging sites head on, prioritizing safety, maximizing value and delivering premium craftsmanship along the way. In 2019, ARCO added nearly two million square feet of industrial space to Sparrows Point, including a 1.5 million square feet distribution facility for Floor & Décor.

We are honored to continue to work with TradePoint Atlantic, replacing the shuttered steel mill with a booming industrial campus. Check out the video to see the transformation of a once forgotten community to the home of millions of square feet of new facilities and tens of thousands of new jobs.

234,000 square feet | Windsor, Connecticut

In 2019, ARCO’s New England office completed a 234,000 SF distribution facility for repeat client, Griffin Industrial Realty. Located in Windsor, Connecticut, the facility serves as an auto component distribution center for Ford Motor Company. Despite an accelerated schedule of just six months, ARCO delivered the project on time and on budget thanks to our tried and true design/build methodology and local team of industry experts.

ANTHOLOGY OF THE PLAZA

79,000 square feet | 89 units | 94 beds | Kansas City, Missouri

ARCO Living Group, along with project partners Rosemann & Associates and Faulkner Design Group, received the 2019 Senior Housing News Architecture and Design Award for Anthology of The Plaza – a 79,000 SF assisted living and memory care facility in Kansas City, MO! Converted from an existing five-story office building, the adaptive reuse project features 83 studio, one bedroom and two bedroom units, totaling 94 beds.

Located in the heart the city, The Plaza stands out as a vibrant community, combining luxurious amenities with best-in-class assisted living and memory care. Thoughtfully designed common spaces including a full-service kitchen, wellness center and theater create a community atmosphere, while outdoor features such as covered balconies and courtyards offer fresh-air enjoyment. The facility also offers a specially designed memory care neighborhood complete with private accommodations and high-tech safety and security features.

DHL | ELIZABETH CREEK GATEWAY

705,600 square feet and 493,500 square feet speculative warehouses  | Fort Worth, Texas

ARCO completed the first two of four speculative warehouses in Forth Worth, Texas for repeat client, DHL! Construction of the two facilities occurred simultaneously with both projects sharing an aggressive accelerated schedule and features such as moisture conditioned and lime stabilized earthen subgrade and tilt-up construction design. Located on the Elizabeth Creek Gateway campus, each building offers close proximity to multi-modal transportation including ground, rail and air needs.

ARCO will break ground on two additional speculative warehouses on the Elizabeth Creek Gateway campus in early 2020!

Two stunning new office spaces for Florida's largest beer wholesaler

REYES HOLDINGS | GOLD COAST BEVERAGE

41,000 square feet  | Doral and Pompano Beach, Florida

ARCO Beverage Group – an ARCO division dedicated solely to the beer and beverage industry – completed two office renovations for Gold Coast Beverage in Florida in 2019! The 35,390 SF project in Pompano Beach features an office expansion, bar and meeting space, hospitality and training room and a lobby expansion complete with an aquarium. The 5,950 SF project in Doral features a renovated lobby and a hospitality suite that opens to a covered patio and outdoor bar. As part of the Reyes Beer Division – a business of ARCO repeat client, Reyes Holdings – Gold Coast Beverage is the largest beer wholesaler in Florida.

BLUESCOPE PROPERTIES GROUP | CITY FURNITURE

Two distribution facilities totaling 441,117 square feet  | Ocoee, Florida

In early 2019, ARCO’s Kansas City office completed The Park @ 429 for repeat client, BlueScope Properties Group – a two speculative warehouse industrial park. Later in the year, ARCO completed a tenant improvement inside one of the warehouses for City Furniture, transforming the space into a furniture showroom and distribution facility. Like many end-users who choose to build out an existing space rather than build-to-suit construction, City Furniture saved significant schedule time. ARCO’s design/build methodology allowed for an even more accelerated schedule and significant cost savings.

110,000 square feet | Raleigh, North Carolina

This 110,000 SF foodservice distribution facility for Sysco features multiple temperature zones, IMP construction and a freon refrigeration system. This is the fourth project ARCO has completed for Sysco!

One million square feet of pharmaceutical distribution built through winter in the Northeast

DHL | BAYER | GSK | PFIZER

1,000,350 square feet | East Manchester Township, Pennsylvania

The ARCO team worked through winter months on a 1,000,000 SF multi-tenant pharmaceutical distribution facility for repeat client, DHL! Despite adverse weather conditions including an atypical amount of rainfall and multiple snowfalls, construction is on pace to complete the project within the accelerated schedule. The pharma-grade facility will be home to three global pharmaceutical and consumer healthcare product companies and feature multiple temperature zones, office space for each tenant and high hazard storage. Once complete, this project will add to a portfolio of more than 30 successful projects that DHL and ARCO have partnered to complete.

INTERCHANGE COLD STORAGE

230,000 square feet | Mt. Crawford, Virgina

ARCO completed the first phases of a multi-phase, food grade facility for third-party logistics provider, InterChange Cold Storage. A first of its kind in the area, the 230,000 SF facility (with capacity to reach 520,000 SF) is at the forefront of one of the latest trends in foodservice, as recent research shows that demand for cold storage capacity in the U.S. continues to increase as consumer preferences trend toward online grocery. However, while demand is on the rise, there is limited refrigerated warehouse development, largely due to the unique expertise required to design and build temperature-controlled facilities. But, as demand grows and more investors begin to target cold storage assets, more developments like InterChange that offer flexible cold storage capacity are predicted to arise with industry experienced contractors like ARCO leading the way. ARCO is currently building phase three of the project which is expected to be completed in early 2020.

OCEAN CENTER BUILDING

137,926 square feet | Long Beach, California

Located just down the street from the Breaker’s Hotel, ARCO Living Group is transforming the Ocean Center Building from a historical office building to one of the most desirable residences in Long Beach.

The historic landmark was built in 1929 and was originally designed by Raymond Kennedy, architect for the Grauman’s Chinese Theater. Once complete, the newly renovated facility will feature 74 luxurious units, rooftop decks and patios, and a new 826 SF rooftop amenity room. Plans for new restaurants and boutiques are already in place for the ground level retail space.

SCANNELL PROPERTIES | CONFIDENTIAL E-COMMERCE CLIENT

612,833  square feet | Greenwood, Indiana

ARCO helped bring more than 1,200 jobs to the local Indianapolis area market with the completion of a 612,833 SF facility for repeat Scannell Properties and a confidential e-commerce end-user! Positioned on a nearly 78-acre site about a half a mile from Interstate 65, the facility is adding to the growing industrial market in the Indianapolis metro area, creating jobs throughout neighboring counties and the south side of Indianapolis.

The facility’s cross-dock design will allow for efficient transfer of incoming products from vendors and suppliers to outgoing delivery trucks with little to no storage time in-between. The facility also features state-of-the-art automation technology, further decreasing delivery lead time, as well as more than 40,000 SF of finished office space and a fully-conditioned warehouse.

SCANNELL PROPERTIES | KENCO LOGISTICS | SHELL OIL

507,000  square feet | Burgettstown, Pennsylvania 

ARCO is proud to have completed a 507,000 SF distribution facility for Kenco Logistics and end-user client Shell Lubricants! The Scannell Properties development marks the first major milestone between Shell Lubricants and Kenco Logistics, North America’s leading third-party logistics provider. The strategic location will notably reduce previous transportation expenses and provide quicker access to inventory for customers and OEM customers throughout the area. Due to its projected 11 percent increase in existing customers within a 1-day delivery range, the facility will greatly reduce driver risk for the local community. Additionally, an expected 1 million road miles will be removed due to the new customer-centric location, resulting in an estimated 1500 metric ton reduction of CO2 emissions from on-road transport.

COLDPOINT LOGISTICS

625,000 total square feet | Edgerton, Kansas 

ARCO’s Kansas City office began construction of phase four of a multi-phase cold storage project for repeat client, ColdPoint Logistics! Located in Edgerton, Kansas, phase four will consist of nearly 150,000 SF of temperature-controlled space including a 54,000 SF freezer with slow freeze capabilities and multiple blast cells. This addition will bring the total size of the facility to 625,000 SF with more than 350,000 SF of freezer space. We look forward to the successful completion of this project!

SCANNELL PROPERTIES | ONTRAC

184,600 square feet | Reno, Nevada 

ARCO worked through difficult weather conditions including record-breaking snow and rainfall to complete a 184,600 SF build-to-suit distribution facility for repeat client Scannell Properties and end-user OnTrac in Reno, Nevada! Despite two months of weather-related delays, the ARCO team delivered the project on time, allowing OnTrac to begin operations from the new facility before the start of the peak holiday season.

CORE SPACES

539,620 square feet | Gainesville, Florida

The ARCO Living Group team is bringing state-of-the-art student living to Gainesville, Florida with two Hub On Campus projects for client Core Spaces!

Both facilities total 539,620 SF with 310 units, more than 1,000 beds and 20,607 SF of retail space. Each building features micro, studio, one, two, three and four bedroom units, each with access to common spaces and amenities. Private balconies, hot tubs, a rooftop deck pool, daybeds, fire pits, putting greens and bars are just some of the features that make these student housing facilities truly luxurious. Both projects are set to finish in July 2020!

352,224 square feet | Multiple Locations

In 2019, ARCO completed two expansion projects in Illinois for DOT Foods – the largest foodservice redistribution company in the U.S. A third project – a 188,924 distribution facility in Bear, DE – is currently under construction and is expected to be complete in early 2020.
