From projects built through winter on accelerated schedules to navigating unprecedented supply change disruptions and material escalations, ARCO took on even the most demanding projects, providing clients with cost-saving solutions and the very best customer experience. DHL SUPPLY CHAIN LIFE | SCIENCES & HEALTHCARE SECTOR
970,920 SF Over-the-Counter Pharmaceutical Distribution Facility | Lebanon, Pennsylvania
ARCO completed a 970,920 SF over-the-counter pharmaceutical distribution facility for repeat client DHL Supply Chain within an accelerated schedule of just over six months! Because of our design-build delivery system and extensive experience, ARCO quickly identified the critical path and strategic measures needed to avoid any unforeseen delays and maintain the aggressive project schedule. Despite challenges such as site constraints, extensive rainfall, and ongoing market disruptions, ARCO ensured that each critical milestone was met on time.
CHENEY BROTHERS
357,254 SF Foodservice Distribution Facility | Port St. Lucie, Florida
ARCO began construction on a new 357,254 SF cold storage distribution facility for family-owned Florida broadline food distributor, Cheney Brothers! Project features include more than 133,000 SF of freezer/cooler space with dairy, meat, flour, and produce rooms, a test kitchen, Cheney Express Grocery Store, and a 27,600 SF office. The 55-acre development also includes accommodations for two future expansions planned to bring the total size of the facility to more than 625,000 SF.
OVERLAND PROPERTY GROUP | THE RESERVES AT GREEN VALLEY RANCH
10-Building, 216-Unit Mixed-Income Apartment Complex | Denver, Colorado
ARCO Living Group completed The Reserves at Green Valley Ranch – a ten-building, 216-unit, mixed-income development for repeat client Overland Property Group! Located in Denver, Colorado, the apartment complex features nine residential buildings, a clubhouse, and state-of-the-art amenities. The HUD-financed project directly addresses the region’s growing need for high-quality affordable housing with 144 units dedicated to those earning less than the area median income.
SCANNELL PROPERTIES | CONFIDENTIAL ATHLETIC APPAREL & FOOTWEAR RETAILER
464,000 SF Automated Distribution Facility | Sparks, Nevada
ARCO completed a 464,000 SF automated distribution facility for Scannell Properties and a confidential Fortune 500 athletic apparel and footwear retailer in Reno, Nevada! Despite construction taking place throughout winter, ARCO delivered the project within an accelerated schedule of just 8 months. ARCO also provided expert design coordination in the project’s early stages to accommodate the complex automation features such as an 85,000 SF 3-level pick module and conveyance systems.
SOUTHERN GLAZER’S WINE & SPIRITS

ARCO Beverage Group proudly formed a partnership with Southern Glazer’s Wine & Spirits, providing design-build services on multiple projects as the company looks to expand its presence nationwide! The partnership currently spans 16 projects including new distributorships, expansions, tenant improvements, and offices. With five projects totaling more than 1.5 square feet of distribution and office space under construction and 11 additional projects in-design in 2022, we look forward to a successful long-term partnership with the SGWS team!
BLOCK REAL ESTATE SERVICES | MSI
200,000 SF Distribution Facility | Lenexa, Kansas
ARCO’s Kansas City division neared completion on a 200,000 SF distribution facility for repeat developer client Block Real Estate Services and end-user MSI, the leading supplier of flooring, countertops, tile, and hardscaping products in North America. Located within the Lenexa Logistics Centre – a growing Class A industrial park in the Kansas City region – the warehouse will be used to store products for MSI. Project features include a tilt-up concrete exterior and steel and future bridge crane structure with nearly 195,000 SF of warehouse storage, as well as office space.
SCANNELL PROPERTIES | PLANT PREFAB
252,000 SF Manufacturing Facility | Arvin, California
ARCO’s Pacific Coast division continued construction throughout 2022 on a 270,000 SF manufacturing facility for Scannell Properties and Plant Prefab. Once complete, the project will serve as Plant Prefab’s first automated facility and regional production hub for the custom home builder’s panelized and modular building components. The facility will greatly increase Plant Prefab’s production capacity, allowing the company to take on high-volume housing projects and expand services to the entire Western U.S.
THE ATKINS GROUP | RYDER SUPPLY CHAIN SOLUTIONS | BAYER CROP SCIENCE
635,000 SF Distribution Facility | Decatur, Illinois
ARCO completed a 635,000 SF distribution facility in Decatur, Illinois for developer The Atkins Group, third-party logistics provider Ryder Supply Chain Solutions, and tenant Bayer Crop Science. Throughout construction, the ARCO team faced several weather-related challenges such as record-setting rainfall, frost, and snow. However, because ARCO implemented proactive solutions, such as fully stabilizing the building pad with soil cement to make the subgrade more resistant to rain, utilizing concrete blankets and heaters to mitigate negative effects from frost, and a center coring approach to allow for acceleration of the overall schedule, significant delays were avoided.
JONES DEVELOPMENT | SCANNELL PROPERTIES
Bowling Green, Ohio | Leesburg, Virginia | Humboldt, Tennessee
In 2022, ARCO partnered with developer clients on three projects for a confidential Fortune 100 transportation, e-commerce, and business services conglomerate end-user. ARCO completed a 337,000 SF distribution facility for developer Jones Development. Located on a 59-acre site in Humboldt, Tennessee, the facility features a 325,023 SF warehouse, a material handling conveyor system, 81 dock positions, tilt-up construction, 36’ clear height, and an 11,977 SF office. ARCO also began construction on two additional projects with Scannell Properties for the same end-user – a 250,955 SF distribution facility in Bowling Green, Ohio and a 198,299 SF distribution facility in Leesburg, Virginia.
CITY FURNITURE
1,388,444 SF Furniture Distribution Facility | Plant City, Florida
ARCO wrapped up construction on a 1.3 million SF distribution and showroom for CITY Furniture in 2022, receiving TCO in time for the showroom to open prior to the lucrative holiday shopping season. The 87-acre development features a 1,011,107 SF heated warehouse and a 188,890 SF two-story showroom. Located between Orlando and Tampa in Plant City Florida, the new facility houses the company’s regional corporate office and is expected to bring hundreds of new jobs to the region. This is the second project ARCO and CITY Furniture have partnered on, previously completing a 250,000 SF distribution facility and showroom in Ocoee, Florida.
LINCOLN PROPERTY COMPANY
120,600 SF Speculative Advanced Industrial Facility | Marlborough, Massachusetts
In 2022, ARCO’s New England division began construction on a 120,600 SF speculative advanced industrial facility for repeat client Lincoln Property Company designed to support the manufacturing needs of potential GMP and R&D tenants. To decrease time on tenant customization, the facility features upgrades such as bay spacing to allow for installation of cleanroom PODs, increased footing sizes for future mezzanine installations, electrical service upgrade accommodations, a roof vapor barrier, and more. ARCO’s New England division also began construction on a 176,800 SF distribution facility for Lincoln Property Company in Wrentham, Massachusetts.
SCANNELL PROPERTIES | COPPER PEAK LOGISTICS
250,650 SF Wine Distribution Facility | Napa, California
In 2022, ARCO’s Pacific Coast division partnered with Scannell Properties on a 250,650 SF wine distribution facility for Copper Peak Logistics. Located in Napa County in the heart of Northern California wine country, the new warehouse will replace the company’s existing facility and will more than triple its distribution space. Project features include 58°F warehouse storage, a 6,500 SF office, 20 dock positions, and tilt-up construction.
KCAS BIOANALYTICAL & BIOMARKER SERVICES
69,950 SF Laboratory & Office Facility | Olathe, Kansas
ARCO’s Kansas City division completed a 69,950 SF laboratory and office facility for repeat client KCAS Bioanalytical & Biomarker Services – a progressive contract research organization that provides bioanalytical services to the pharmaceutical, biopharmaceutical, animal health, and medical device industries. The new facility is one of the largest in the United States and will provide advanced technology and expertise across the complete R&D range of discovery, preclinical, and clinical studies. Project features include a 20,000 SF biosafety level II laboratory with gas and liquid systems including deionized water, bulk liquid nitrogen, bulk nitrogen gas, and compressed air, an HVAC system designed for strict temperature, humidity, and ventilation requirements, a 39,000 SF office, and 9,000 SF of freezer and refrigerator storage rooms.
ADAMS BEVERAGE
91,530 SF Beverage Distributorship Expansion | Charlotte, North Carolina
ARCO Beverage Group completed a 91,530 SF distributorship expansion including a 74,100 SF CEW, 3,600 SF cooperage canopy, 10,563 SF office, and 3,267 SF maintenance building for Adams Beverages. As a design-builder and partner to Adams Beverages, ARCO was involved in the project’s earliest planning stages and helped the Adams team make a well-informed decision about the project type most suitable for their growing business. ARCO’s due diligence efforts resulted in cost-saving site solutions and a strategic plan for phasing was implemented so that Adams could remain operational throughout the entire project.

156,000 SF Cold Storage Facility | Cleveland, Ohio
ARCO’s Great Lakes division began construction on a 156,000 SF cold storage facility for repeat developer client Weston, Inc. The Cleveland Cold Storage project brings much-needed temperature-controlled space to the region and will provide customers with a full range of storage and distribution services. Neighboring Orlando Baking Company will occupy approximately 30,000 SF of the facility. Located on 17 acres along Cleveland’s Opportunity Corridor, the strategically placed facility will provide users with easy access to I-77 and I-490. It is also expected to bring approximately 70 new jobs to the local market.
WINSTALEY ENTERPRISES | AGRI-MARK
501,500 SF Cold Storage Facility | Enfield, Connecticut
ARCO’s New England division neared completion on a 501,500 SF cold storage facility for developer Winstanley Enterprises and end-user Agri-Mark, a premier dairy farmer cooperative in the Northeast. Project features include a 176,460 SF warehouse, 34,678 SF 0°F freezer, 20,969 SF 35°F cooler, 19,256 SF dry dock, and a 6,149 SF cold dock. Agri-Mark will occupy 260,500 SF facility with the remaining portion occupied by a life science end-user.
FOXFIELD LLC | CONFIDENTIAL FORTUNE 500 RETAILER
331,525 SF Distribution Facility | King of Prussia, Pennsylvania
ARCO completed a 331,525 SF distribution facility for Foxfield LLC in King Prussia, Pennsylvania. Prior to completion, the Class A industrial facility was leased to a confidential Fortune 500 end-user that will utilize the facility for distribution of its products to retail stores, as well as directly to customers. Strategically located just 15 miles from Philadelphia, the facility features 44 dock positions, 36′ clear height, 26 clearstory windows, and three featured office entrances with three-tier decorative aluminum canopies.

279,000 SF Multi-Tenant Distribution Facility | Twinsburg, Ohio
ARCO’s Ohio Valley division completed a 279,000 SF distribution facility for Scannell Properties in Twinsburg, Ohio! Built on a speculative basis, prior to completion the multi-tenant facility was leased to Pepsico and a confidential Fortune 500 chemicals and materials company. The 17-acre development is locate within the Cornerstone Business Park – a former Chrysler manufacturing plant turned industrial park – where ARCO and Scannell have partnered to complete two additional facilities for end-users Performance Food Group and Amazon.
NORTHBRIDGE PARTNERS
396,375 SF Distribution Facility | Boylston, Massachusetts
ARCO’s New England division partnered with repeat client NorthBridge Partners on a 396,375 SF distribution facility in 2022. The 23-acre development included extensive site work such as a 280,000 CY of rock blasting, underground storm water infiltration systems, and a wetland crossing. Once complete, the facility will feature 92 dock positions, 36′ clear height, 45 trailer parking spots, and 492 car parking spots.
BCB DEVELOPMENT
Four Distribution Facilities Totaling 550,565 SF | Greater Kansas City Region
ARCO’s Kansas City division completed a 167,565 SF speculative cold storage facility for BCB Development in 2022. To maximize flexibility and decrease time on retrofit, ARCO implemented several alternatives compared to a traditional warehouse design including pouring the concrete tilt-panels on casting beds and leaving out the floor slab to avoid the potential need to modify the building’s infrastructure during tenant customization. ARCO also continued construction on a three-building development for BCB in 2022.
LATITUDE 36 FOODS
253,702 SF Cold Storage & Food Processing Tenant Improvement | Corona, California
ARCO partnered with repeat client Latitude 36 Foods to complete a 253,702 SF cold storage and food processing tenant improvement project in 2022. The project features approximately 75,000 SF of production space, a 55,000 SF dry warehouse, and just under 90,000 SF of temperature-controlled storage. ARCO previously completed a 42,215 SF box-in-a-box cooler addition for Latitude 36 Foods in Fairfield, Ohio in 2021.
TEMESCAL WELLNESS
71,400 SF Cannabis Grow Facility | North Adams, Massachusetts
ARCO completed a 71,400 SF cannabis grow facility in North Adams, Massachusetts that is capable of producing up to 300 pounds of marijuana per week. The renovation project included a 61,800 SF production area, 23,500 SF plant canopy, state-of-the-art automation equipment, a -20°F freezer and freeze-drying vault, and LED lighting including 1,376 grow lights. The project is expected to bring approximately 80 new jobs to the area.
