ARCO & Overland Property Group Celebrate Grand Opening of Affordable Senior Housing Complex Landmark 301
ARCO National Construction and repeat client Overland Property Group recently celebrated the grand opening of a 56,000 SF, three-story independent living facility in Conroe, Texas. The Landmark 301 development, which is located on the site of the formerly abandoned Montgomery County Hospital, includes 47 affordable apartments for occupants 55 and older and will welcome its first residents later this month.
The project serves as a significant transformation for the city atmosphere by bringing residential community members back to the downtown district while helping address the affordable housing demand. After the nonprofit East Texas Dream Center occupied the development from 2013 to 2018, the vacated building required extensive site improvements, including the removal of asbestos, mold, animal waste, and lead-based paint.
Overland Property Group worked closely with the Texas Historical Commission to replicate the building’s original Art Deco features to list the building on the National Register of Historic Places.
The three-story independent living facility features 47 units ranging from efficiency to one- and two-bedroom options with access to amenities including fitness, activity, and community rooms, a library, two sitting areas, a courtyard, and two balconies. Additional facility features include a concrete façade with brick accents and outdoor parking.
“ARCO is proud to continue our partnership with Overland Property Group,” says Cameron Pinzke, President for ARCO National Construction. “Since breaking ground in April 2023, we have maintained a rigorous timeline to ensure the successful completion of this project. Our collaboration with Overland Property Group has allowed us to deliver a facility that not only meets the needs of its future residents but also enriches the Conroe community as a whole.”
ARCO National Construction and Overland Property Group have previously partnered on three additional projects – a 103,510 SF, four-story multifamily development in Fort Worth, TX, a 10-building, 216-unit mixed-income development in Denver, Colorado, and an 89,180 SF, four-story apartment complex in Colorado Springs, CO.
