ColdPoint Logistics

Designed and built for NorthPoint Development, ColdPoint Logistics is a 620,000-square-foot freezer/cooler distribution facility, built in four phases.

Phase I includes a 160,000-square-foot facility with a 30,000-square-foot cold dock, a 110,000-square-foot freezer at -10°F, a 5,000-square-foot mechanical room, and an 8,000-square-foot, two-story office.

Phase II features a 150,000-square-foot facility with similar specifications, including a 30,000-square-foot cold dock, a 110,000-square-foot -10°F freezer, and a smaller office space of 1,200 square feet.

Phase III added a 170,000-square-foot facility with a 30,000-square-foot cold dock, a 40,000-square-foot -10°F freezer, and a 70,000-square-foot cooler, which can be converted to a freezer. It also includes a mechanical room, a battery charging room, and a 10,000-square-foot office.

Phase IV completed the project with a 150,000-square-foot facility, featuring a 60,000-square-foot cold dock, convertible temperature-controlled rooms, a 50,000-square-foot -10°F freezer with slow freeze capabilities, a boxing and blast automation room, and a two-story office. This phase also includes seven blast cells, a railroad spur servicing the building, insulated tilt-up concrete exterior, and insulated metal panel interior walls. The facility is equipped with a 40-foot clear height in the freezers and an ammonia refrigeration system.
