ARCO National Construction’s Southern California division is proud to announce the start of a 23,000 SF cold storage and production facility tenant improvement project for Sun Noodle, a leading producer of restaurant-quality noodles and ramen kits.

The project highlights the benefits of early contractor involvement and strong coordination between the broker, tenant, and builder—turning an initial facility requirement into a significantly increased lease agreement.

Early Involvement: Sun Noodle’s broker engaged ARCO during early lease negotiations for a 4,500 SF freezer.

Preliminary Design & Budgeting: ARCO developed several layout and cost options from the original 4,500 SF freezer scope to a full 23,000 SF buildout of the existing facility

Expanded Lease Transaction: Based on information from ARCO, Sun Noodle opted for a full buildout of the facility expanding the lease transaction from 4,500 SF to 23,000 SF.

Project Details

ARCO recently began demolition of the existing space. Once completed, the facility will feature production space for four flavor lines of Sun Noodle’s signature ramen products, a 4,700 SF -10°F freezer, 1,224 SF 36°F cooler, 7,711 SF of dry warehouse space, and a 1,322 mezzanine.

Tenant Need Expertise

ARCO was first engaged by a Los Angeles-based tenant rep broker representing Sun Noodle during a lease negotiation for an existing industrial facility in Compton, California. The original requirement was a 4,500 SF -10°F freezer to support the company’s growing distribution on the West Coast.

ARCO collaborated directly with Sun Noodle to better understand their operational needs and long-term objectives. Our team conducted a site visit to Sun Noodle’s existing facility and engaged in detailed discussions with their leadership to assess current capacity and needs for future growth.

Preliminary Design & Budgeting

ARCO worked with its internal architecture firm and developed multiple layout options for Sun Noodle — ranging from the original freezer buildout to a comprehensive design of the entire 23,000 SF space. ARCO also provided budget information for each layout, enabling Sun Noodle to evaluate the options from both a functional and financial perspective.

Ultimately, Sun Noodle made the strategic decision to move forward with a full buildout of the facility, significantly expanding the lease scope for the broker.
