ARCO National Construction is proud to announce the reopening of the historic Fairmont Breakers Long Beach Hotel, a 15-story AAA Four Diamond boutique hotel in downtown Long Beach, California. The hotel recently earned a 2025 Preservation Award from the Los Angeles Conservancy, recognizing outstanding achievement in historic preservation.

ARCO partnered with Long Beach-based investment firm Pacific6 to carefully restore key architectural elements, honoring the charm and grandeur of the original Breakers Hotel.

Preserving Architectural Legacy

Originally designed by Walker & Eisen in 1926, the building’s Spanish Renaissance Revival features made it one of Southern California’s most celebrated destinations, frequented by Hollywood stars. ARCO meticulously preserved and reconstructed significant elements of its historic design, including the intricate plaster and cast stone exterior façade, the ornate ceiling in the grand main lobby, a World War II-era cupola-mounted pillbox, and the arcade hallway. The team also reconstructed lost storefronts based on historical photographs and revitalized beautiful arched doorways, columns, and balconies throughout the property.

Modern Enhancements with Historic Integrity

Before achieving the interior design details, the entire building underwent a full gut and abatement, making way for the installation of energy-efficient mechanical, electrical, and plumbing systems. Custom energy-efficient aluminum windows with historically accurate profiles were installed to preserve the building’s original character while meeting modern standards. To enhance accessibility and functionality, code-compliant staircases and four new elevators, including a gurney-sized elevator, were also added.

This project demonstrates that sometimes the best adaptive reuse is simply returning a historic building to its original purpose. The developer’s vision and commitment to the Breakers Hotel enabled them to attract the right hotel brand for the building, proving that investing in preservation can generate a strong return.

Landmark’s Storied Past

The Breakers Hotel has a rich and storied history, having closed after troubles from the Great Depression and suffering damage from the 1933 Long Beach Earthquake. Over the years, it underwent various transformations, most recently operating as a 233-unit congregate care facility before closing in 2010 due to accumulating repair needs.

Historic Rebirth and Elevated Guest Experience

After an extensive restoration, the Fairmont Breakers Hotel officially reopened on November 19, 2024. The revitalized property now features 185 luxurious guest rooms and suites, 7,800 SF of wellness amenities including a spa, story gym, and relaxation area, making it the only luxury spa in the region. Additional hospitality amenities include a 4,000 SF pool deck, over 9,000 SF of retail space, and 11,375 SF dedicated to banquet, meeting, and event space.

Guests can also enjoy food and drinks from multiple dining venues, including the iconic Sky Room restaurant and bar. The 2,800 SF rooftop terrace and bar offers breathtaking 360-degree views spanning from the harbor to downtown Los Angeles.

Situated at 210 E. Ocean Boulevard, The Breakers is among the oldest and most cherished buildings in Long Beach.
