Foxfield Industrial

Designed and built for Foxfield Industrial, this project is a 331,500-square-foot built-to-demand distribution facility.

This 331,500 SF built-to-demand warehouse has a 36-foot clear height to maximize storage capacity. The facility features 44 dock positions, each equipped with hydraulic levers, dock seals, and swing lights for efficient loading and unloading. It also includes four 12' x 16' motor-operated drive-thru doors for larger vehicle access.

The interior layout consists of 50' x 53'-4" interior bays and 50' x 60' staging bays, providing ample space for material handling. A 3,000-amp electrical service powers the facility, while high bay LED lighting, controlled by motion sensors, ensures energy-efficient illumination. The roof system is a mechanically fastened 60-mil white TPO with R-30 insulation, designed for durability and energy savings. The building is protected by an ESFR sprinkler system with an electric fire pump, ensuring safety throughout the warehouse.

The 7-inch unreinforced concrete floor slab provides a sturdy foundation, and 26 clerestory windows, each measuring 5' x 7', allow natural light to enhance the working environment. The design includes three office entrances, each accented by three-tier decorative aluminum canopies, adding to the facility's visual appeal.

The site itself has a rich industrial history, previously home to a Johnson Matthey chemical manufacturing plant and, before that, a steel mill dating back to the late 1800s. The warehouse was preleased to a Fortune 500 retail company before construction was even completed, highlighting its strategic value and prime location.
