DISTRIBUTION FACILITY TENANT IMPROVEMENT IN TWINSBURG, OH
Designed and built for Scannell Properties, this project is a 109,000-total-square-foot distribution facility tenant improvement completed for Frito-Lay, a business unit of PepsiCo.
This 109,000 SF distribution facility tenant improvement was completed within a 279,000 SF speculative warehouse that ARCO also completed. Preliminary tenant improvement design items were included in the shell permit drawings to streamline future customization. The customization for Frito-Lay, a business unit of PepsiCo, includes LED occupancy sensors as well as a two-bay maintenance garage to support vehicle and equipment upkeep.
The distribution facility was built on the site of a former Chrysler stamping plant, presenting unique development challenges that ARCO successfully overcame. The facility features a 32-foot clear height, 42 dock positions, and three drive-in ramps to support efficient loading and unloading. It features a 2,400-amp electrical service and a 45-mil TPO roof with R-25 insulation for energy efficiency. The exterior incorporates storefront systems inset into the tilt-up panels, adding a functional yet modern design element.
This project also includes a 64,000 SF hazardous storage tenant improvement (TI) for Avantor. The space is designed for specialized storage needs, featuring an H4 storage room, a sample booth area, a prefabricated cooler, and a dedicated battery charging space. Safety measures include the installation of a spill barrier to contain any potential hazardous material leaks, ensuring compliance with industry regulations.
