Designed and built for KCAS Bioanalytical Services, this project is a 67,950-total-square-foot office and laboratory facility.

This 67,950 SF office and laboratory facility is designed for advanced research and operational efficiency. The building includes 20,000 SF of biosafety level II laboratory space, essential for conducting sensitive research and testing. In addition to the lab space, the facility offers 39,000 SF of office space, providing a comfortable, functional environment for administrative and research support staff. A further 9,000 SF is dedicated to freezer and refrigeration storage, ensuring safe and controlled conditions for temperature-sensitive materials.

Equipped with sophisticated laboratory gas and liquid systems, the facility supports deionized water distribution, bulk liquid nitrogen storage, bulk nitrogen gas, and compressed air supply, ensuring the infrastructure needed for a variety of scientific applications. The HVAC system is built to meet strict standards for temperature, humidity control, and ventilation, maintaining a stable environment critical to both office and laboratory operations.

The facility is located on a 6-acre site, allowing for ample space for both the building and future expansions. The electrical service is powered by a 2,500-amp system, ensuring uninterrupted power supply for all critical operations. The building features an 18-foot clear height and is topped with a 45-mil, fully adhered TPO roof, enhanced by R-19 insulation to maintain energy efficiency and structural integrity.
