Designed and Built for BlueScope Properties Group, the Marine Fasteners warehouse is a 113,200 total square foot distribution facility.

This 113,200 SF distribution facility includes an 88,000 SF warehouse and a 25,000 SF office space, with provisions for additional office expansion as the business grows. The warehouse is equipped with six pit leveler dock positions, eleven edge-of-dock positions, and two drive-in ramps. These access points are strategically designed to streamline the flow of goods in and out of the facility. In addition, the building is accessible through four primary and three secondary entry points to facilitate ease of movement for staff and deliveries.

The facility is powered by a 2,000-amp electrical service, ensuring ample power supply for day-to-day operations. A 150 KW emergency backup generator is installed to maintain critical systems during power outages, enhancing operational reliability. The roof system is a 60 mil mechanically attached TPO, providing durable weather protection and energy efficiency.

Inside the warehouse, a 32-foot clear height allows for maximized vertical storage, making it ideal for high-volume storage and material handling. The ESFR fire suppression system is designed for fast and effective response, backed by a 125 HP fire pump to ensure safety throughout the facility. The structure is reinforced with a 6-inch thick floor slab, designed to support heavy loads and equipment, while the shallow earth-formed footings and grade beams provide a solid foundation for the building's long-term durability.

The project required extensive land planning, involving the complete rezoning, land use approval, and redevelopment of the 9.4-acre site. This redevelopment was carried out to meet modern standards and support the facility's large footprint. Additionally, an electric vehicle charging station was installed onsite, reflecting a commitment to sustainability and accommodating the growing need for eco-friendly transportation options.
