Designed and Built for Pacific6, the 110 Ocean Center Building is a 137,925 square foot adaptive reuse apartment building.

This 137,925 SF apartment building project is a remarkable adaptive reuse of a 1929 historic structure originally designed by renowned architect Raymond Kennedy, famed for creating the Grauman’s Chinese Theater. The restoration highlights the building’s historic significance, preserving its facade, original windows, entrance lobbies, and interior corridors. Registered with the National Park Service as a historic property, the project ensures compliance with preservation standards while transforming the building into a modern residential and retail space.

The renovation includes 74 luxury apartment units and 12,000 SF of retail space, providing a blend of residential and commercial functionality. Modernization efforts encompass structural and seismic retrofits, the conversion of basement areas into usable unit and retail space, and updates to mechanical, electrical, plumbing, and fire protection systems.

Amenities feature a new 826 SF rooftop lounge with scenic views, rooftop decks and patios, and 83 parking garage stalls. Two existing elevators were updated to meet current standards, enhancing accessibility throughout the building. The careful integration of modern living features with the charm of historic architecture makes this project a standout example of sustainable urban development and architectural preservation.
