ARCO’s New England team is proud to have cultivated a strong relationship with industrial developer NorthBridge – partnering on 6 projects totaling more than 600,000 square feet since 2018.
ARCO’s first project with NorthBridge was a successfully completed 288,600 SF speculative warehouse in Plainville, Massachusetts, that, in a unique sales process, sold to a Fortune 500 company in the life science industry before construction was even complete. By providing value engineering solutions from the start of design throughout construction, ARCO successfully provided the client with over $2 million in cost savings on the project. Since the sale of this facility in the spring of 2020, ARCO and NorthBridge have partnered together on 5 additional projects, bringing best-in-class design-build solutions to each. From the commencement of project design, ARCO and the GMA architecture team worked diligently and thoughtfully to design one of the best-in-class industrial developments in the Greater Boston region. Most importantly, ARCO's team offered creative solutions and effective cost mitigation as problems arose. After an extensive permitting effort pushed our construction schedule into the New England winter months, ARCO's construction team offered transparent counsel throughout and was instrumental in successfully guiding the project through the unpredictable winter construction period. By eliminating cost prohibitive storm water mitigation systems items as well as delivering the highest quality tilt-up construction this side of the Mississippi, the ARCO team's efforts resulted in an excess of $2.0 million in cost savings.
Additionally, in an unexpected and unorthodox sales process, ARCO was integral in helping to complete a highly successful sale process. As a testament to the high-quality design and building specifications, the NorthBridge team was able to execute a transaction to sell the building to a leading bio-manufacturing company. The building will be home to a future world class, state-of-the-art laboratory and production facility once complete.
Stemming from the successful project in Plainville, NorthBridge recently commenced construction with ARCO on another distribution center in the Greater Boston region. In short order, ARCO has become a trusted partner, and we look forward to working with them on future projects.
