ARCO National Construction is proud to announce the successful completion of Anglers Four Hundred, an 89,180 SF, four-story apartment complex for repeat developer client, Overland Property Group. Located in Steamboat Springs, Colorado, this award-winning project was recognized as the 2024 Novogradac Development of Distinction for Rural Community Impact, bringing much-needed affordable housing to the area.

Anglers Four Hundred features 75 units, ranging from one- to three-bedroom options, serving residents at 30 to 80 percent of the local median income. Situated in the heart of Steamboat Springs, the complex provides access to a variety of amenities, including grocery stores, restaurants, shopping, entertainment, schools, transportation, and the Core Trail—all within walking distance. The development is a prime example of how affordability can be achieved without sacrificing design, quality, or convenience.

The property’s shared amenities elevate the living experience, featuring a community room with a kitchen and gathering space, a business center, a fitness area, and a second-floor rooftop patio with an outdoor kitchen, seating, and fire features. The outdoor space includes a playground and a community garden with raised beds.

The complex includes four one-bedroom units, 33 two-bedroom units, and 38 three-bedroom units. Each unit is equipped with high-end features such as Knotty Alder cabinetry, Energy Star appliances, wood-style LVT flooring, walk-in closets, 9-foot ceilings, and scenic mountain and valley views.
